Buying a home involves a sequence of documents and payments that can feel opaque the first time you go through it. Understanding the usual order of events — from the moment you agree to buy to the day the sale is registered in your name — takes much of the anxiety out of the process and helps you spot when something is being rushed or skipped. The outline below describes the typical flow for a resale or ready property in Gurgaon. The exact steps vary with the deal and the lender, and the timings depend on everyone involved, so treat this as a map rather than a fixed schedule.

The token and the agreement to sell

Once you and the seller agree on a price, the first money usually changes hands as a token or earnest payment, which signals serious intent and takes the property off the market while the deal is worked out. Critically, the token should be accompanied by a written agreement to sell that records the price, the timeline, what each party will do, and what happens to the token if either side withdraws. Never pay a token on a handshake alone. This is also the point at which your due diligence should be well under way, because committing money before the title and documents are verified puts that money at risk.

Due diligence and the loan

With the agreement in place, the serious verification happens in parallel with arranging finance:

Title and documents: confirm clean ownership, the chain of title, approvals, and that there are no outstanding dues or charges on the property.
Lender checks: if you are taking a loan, the lender runs its own legal and valuation checks and issues a sanction.
Dues and clearances: ensure property tax, utility bills and any society or maintenance dues are settled, so you do not inherit them.

This stage is where problems are caught. It is worth doing thoroughly even when it feels slow, because it is far cheaper to walk away now than to unwind a completed purchase.

The sale deed and registration

When the checks are clear and the balance is arranged, the sale is completed through a sale deed, which is the document that actually transfers ownership. The deed is executed and registered at the sub-registrar’s office, with stamp duty and registration charges paid as part of the process. Registration is what gives the transfer legal standing, so it is not a formality to postpone. Both parties, and often the lender, are involved at this stage, and the original documents and the balance payment typically change hands around registration.

Mutation and handover

After registration, the final step is mutation — updating the property records to reflect you as the new owner for purposes such as property tax. This follows registration and should not be neglected, as it formalises your name in the municipal and revenue records. Alongside, you take physical possession and collect all original documents, keys and any handover paperwork. Because stamp duty rates, registration procedures and mutation steps in Haryana can change, confirm the current requirements for your transaction, keep certified copies of everything, and take qualified legal help for the deed and registration rather than relying on templates. Done in the right order, the paperwork is methodical rather than mysterious.
