What is a builder floor, and how is it different from an apartment?
A builder floor is a single independent floor of a low-rise building — often one home per floor — giving you more privacy, space and typically an undivided share of the land, with lower monthly maintenance. An apartment sits in a gated society with shared amenities like a clubhouse, pool and professional security and maintenance. Builder floors suit buyers who want independence and space; apartments suit those who want amenities and a hands-off experience.
What extra costs should I budget for beyond the sale price?
Budget for stamp duty and registration, brokerage if any, GST (on under-construction only — completed resale floors do not attract GST), legal and documentation fees, society transfer charges where applicable, and your interiors. A sensible rule is to keep a contingency of a few percent of the price on top.
Should I buy a ready-to-move or an under-construction property?
Ready or resale homes give certainty — you can inspect exactly what you are buying and move in or rent immediately — usually at a higher price paid in full. Under-construction offers a lower entry price and staged payments but carries delivery risk and a wait. Choose based on your timeline, risk appetite and the developer’s track record.
How do I decide which locality to buy in?
Score neighbourhoods on the factors you cannot change: commute to work, connectivity and flooding, existing social infrastructure (schools, hospitals, retail), safety, the supply pipeline and the price-to-rent ratio. Home Loans
How much home loan can I get?
Lenders typically fund up to about 80% of the property value, with the exact amount depending on your income, credit score (aim for 750+), existing obligations and age. Can I prepay my home loan without a penalty?
On floating-rate home loans, lenders generally cannot charge individual borrowers a prepayment penalty, so you are usually free to prepay whenever you have surplus funds. Prepaying early in the tenure saves the most interest because the early EMIs are mostly interest.
What tax benefits does a home loan offer?
Principal repayment can qualify under Section 80C and interest under Section 24(b), up to the prescribed limits. For an under-construction property, interest benefits generally begin after possession. Confirm the current limits and your eligibility with a tax adviser.
Legal & RERA
What is RERA and why does it matter?
The Real Estate (Regulation and Development) Act brought transparency to Indian real estate. Projects above a certain size must register with the state RERA authority and disclose approvals, timelines and carpet area. Always ask for a RERA registration number and verify it on the Haryana RERA portal before paying any advance. Our listings show a RERA badge when a valid registration is on file.
What documents should I verify before buying?
At a minimum: the sale deed and prior title chain, the encumbrance certificate, the approved building plan, the occupation certificate where applicable, up-to-date property tax receipts, and the RERA registration for newer projects. When in doubt, have a property lawyer review the paperwork — it is inexpensive insurance against a costly mistake.
How much is stamp duty in Haryana?
In urban areas such as Gurugram, stamp duty is typically around 7% for male buyers and 5% for female buyers, with joint ownership usually in between, plus separate (capped) registration charges. Rates are revised periodically, so treat these as indicative and confirm with the sub-registrar or our stamp-duty calculator before budgeting.
What is mutation, and do I need it after registration?
Registration records the sale deed in your name; mutation (called “intkaal” in Haryana revenue records) then updates municipal and revenue records so property tax and utilities are billed to you. Apply for mutation soon after registration — until it is done, records still show the previous owner, which can complicate a future sale or loan.
Renting
What is rental yield and what is typical in Gurgaon?
Rental yield is annual rent as a percentage of the property price. Residential yields in prime Indian cities, Gurgaon included, tend to sit in the low single digits, because much of the expected return is capital appreciation rather than rent. Can I generate a rent receipt for my HRA claim?

For cash payments above ₹5,000 a revenue stamp on the receipt is customary, and if your annual rent exceeds ₹1,00,000 you will usually need the landlord’s PAN.

Use “Post Property” to create a listing with photos, configuration and pricing. It goes into a moderation queue and is published once approved. You can then manage enquiries, appointments and leads from your seller dashboard.
