How to Shortlist a Builder Floor in Gurgaon

Gurgaon has thousands of builder floors across the DLF phases, Sushant Lok, South City, Sohna Road and the newer sectors along the Dwarka Expressway. Without a filter the choice is overwhelming, and a clear shortlisting method saves weeks.

Begin with location and budget, the two hardest things to change. Fix a total budget including stamp duty, registration and interiors, then narrow to two or three colonies that fit your commute, schools and lifestyle. It is better to know four sectors deeply than forty superficially.

Within a colony, the builder’s reputation matters enormously for a builder floor. Ask who constructed it, look at their other floors nearby, and speak to residents about construction quality, after-sales conduct and how the building has aged.

Compare on carpet area and price per carpet foot, not the quoted super area. Two floors at the same headline price can differ substantially in usable space once loading is accounted for. Also weigh the floor level, facing, and whether a lift and covered parking are included.

Check the legal and approval status before you fall in love with a floor — a clear title chain, approved building plan, occupation certificate where applicable, and RERA registration for newer projects. A beautiful floor with a clouded title is not a shortlist candidate.

Weigh the practical realities too: power backup, water source, the maintenance arrangement (most independent floors are self-managed), the age of the building, and the likely cost of any renovation you will need on day one.

Finally, rank your shortlist against a simple weighted list — location, price, area, floor and facing, builder quality, legal status — rather than on emotion. Use our filters to compare real floors side by side, then visit your top three in person before deciding.
