A gated society offers security, professional maintenance and amenities such as a clubhouse, gym, pool, parks and play areas, plus a ready-made community. Everything is managed for you, which suits families and frequent travellers who want a hands-off home.

An independent builder floor gives you more usable space, privacy, a private entrance and typically lower monthly outgo, along with an undivided share of land in many cases. The trade-off is that you manage your own upkeep, security and repairs.

On monthly cost, a society charges maintenance per square foot to fund all those shared services and staff, and it can be substantial in a premium complex. An independent floor has little or no society charge, but you budget separately for a guard, cleaning, water and repairs.

Security models differ. A society provides layered, round-the-clock manned security and controlled access, while an independent floor relies on the colony’s general security, your own arrangements and your neighbours. Consider who is home during the day and how safe the immediate street is.
