The proximity premium

Transit access is one of the most reliable value drivers in any city, and Gurgaon is no exception. Homes within a comfortable walk of a station tend to command a premium and rent faster, because they solve the city’s central problem — getting to work without sitting in traffic. That premium is strongest for the tenant pool of young professionals who may not own a car.

But distance matters more than the map suggests

The catch is that walkability in Gurgaon is often worse than the straight-line distance implies. A station that looks close on a map can be separated from a colony by a service road, a construction site or a missing footpath. The real premium attaches to homes with a genuine, safe walking route to the platform — not merely a short distance as the crow flies.
