Registration is the legal recording of your sale deed at the sub-registrar’s office. In Haryana much of the process is initiated online (deed drafting, appointment booking and stamp-duty payment) before an in-person visit.

On the appointment day, the buyer, seller and two witnesses attend with originals and photo ID. The deed is presented, biometrics and photographs are captured, and the registered document is returned to you — this is your primary proof of ownership.

Registration alone is not the end. Mutation (called “intkaal” in revenue records) updates the property’s ownership in municipal or revenue records so that property tax and utilities are billed in your name.

Apply for mutation soon after registration with the registered deed and identity proof. Until mutation is complete, the records still show the previous owner, which can complicate future resale or loans.

Keep a well-organised file of everything — the registered deed, stamp-duty receipt, mutation certificate, prior title documents and tax receipts. You will need them when you sell or refinance.
