Property Documents You Must Verify Before Buying

The sale deed (and the chain of prior title deeds, sometimes called the “mother deed”) establishes that the seller legally owns the property and has the right to sell it. Trace ownership back at least 12–30 years where possible.

The encumbrance certificate (EC) shows whether the property carries any loan, lien or legal dues. A clean EC for the relevant period is essential — never buy a property with an undisclosed charge on it.

For built property, check the approved building plan and, where applicable, the occupation certificate (OC) and completion certificate (CC) — these confirm the construction is legal and fit for occupation.

Confirm the latest property tax receipts and utility bills are paid up, and that the seller’s name matches the records. Ask for the mutation (records of transfer) history.

For newer projects, verify the RERA registration number on the Haryana RERA portal — it should match the project and disclose approvals, timelines and carpet area. Our listings show a RERA badge when a valid registration is on file.

If the seller is an NRI or the property is held jointly, in a company, or under a power of attorney, get the additional authorisations (and tax clearances) verified by a lawyer.

None of this is optional. A few thousand rupees on a professional title check is trivial insurance against a multi-crore mistake.
