Start with the commute, because it is the cost you pay every single day. Map the door-to-door travel time to your workplace — and your partner’s — at 9am on a weekday, not at 3pm on a Sunday. A home that is fifteen minutes from Cyber City in traffic is worth a clear premium over one that is forty. If you work from home, weight this less and weight the next factors more.

Next, assess connectivity beyond your own commute: proximity to a metro station or a planned line, arterial roads and expressway access, and how gracefully the area handles rain. A sector that floods every monsoon quietly taxes you for years. Walk or drive the approach roads yourself; satellite images do not show you a broken last-mile stretch.

Score the social infrastructure that already exists — not what is “coming soon”. Are there reputable schools, a hospital you would actually use in an emergency, everyday retail and a market within a short drive?
